RECOGNISE ANY OF THE PICTURES BELOW IN YOUR HOUSE?
IF YOU ANSWERED YES, THEN YOU MOST LIKELY HAVE AN OPEN VENTED SYSTEM - THESE ARE COMMONLY KNOWN AS S&Y PLAN SYSTEMS
"My boiler fires up but no radiators get warm" ~ "I've only got my hot water on and my radiators are coming on?" ~ "My hot water it too hot!" ~"Only some of my radiators get warm" ~ "My boiler is constantly on" ~ "My overflow pipe is leaking outside"
Common Faults and How to Resolve the Issue
The most common faults on an open vented central heating system are:
1: Pump Failure
2: Synchronous Motor Failure
3: 2 or 3 Port Valve Spindle Gets Stuck
4: Enlarged Rubber Ball inside Valve
Just because these fail, does not mean that you have to replace the whole item!
Some of these valves can be repaired with lower costs items. For example, a faulty valve spindle or enlarged rubber ball can be replaced with a part costs 1/5 of the cost of a new valve.
So many new valves get fitted when the actual issue was the Synchronous motor which is a fraction of the cost of a new valve.
When replacing water carrying parts always ask the engineer if the parts have been affected by Sludge.
